VACATION RENTAL 2023 CONTRACT

A requested booking is
confirmed after the non-refundable deposit of $200.00 has been paid and the
renter has agreed electronically to the vacation rental contract. After the
rent for a confirmed reservation has been paid in full, the renters will be
provided with an electronic entry door code to the cabin. The renters will have
access to the property beginning at 3PM on the arrival date and ending at 10AM
on their departure date.
All renters agree to keep the property and cabin
furnishings in good condition. The primary rental contact person will be
charged for any damage. Renters are responsible for putting trash and recycling
in the resort's outdoor receptacles, leaving the stove clean, emptying the
refrigerator, washing and putting away any items that
were used, and leaving the cabin ready for the sanitizing and cleaning process.
PROVIDED: One set of towels and linens are provided per registered renter
for the duration of the stay. The kitchen is equipped with a refrigerator,
stove, microwave oven, coffee maker, toaster, cutlery, utensils, dishes and cast-iron cookware. An outdoor picnic table and a
fire ring are provided for each cabin.
OCCUPANCY: Quiet hours are from 10PM to 8AM. Renters agree to use the
property at their own risk. The resort is not liable for injury, damage or any
lost or stolen items. Use of the property is limited to registered renters.
Partial stays and subletting are not allowed. Any party falsely representing
the number of persons is subject to immediate eviction without refund. The
number of renters may not exceed the set occupancy for each cabin.
PARKING & VEHICLES: The driveways must be kept clear for vehicle
traffic. No more than 2 vehicles are allowed per cabin. Vehicles may only park
in allocated parking spaces. Renters may not operate vehicles on the resort's
river pathway. Trailers, motorized off-road vehicles, snowmobiles, dirt bikes,
and all-terrain vehicles are not allowed on the property.
PROHIBITED: No pets allowed. Cleats and corkers are not allowed inside. Fish
cleaning is not permitted on the property. Tampering or modifying with cabin
fixtures or electronics is prohibited. New York prohibits bringing untreated
firewood into the state.
NO SMOKING: Smoking and vaping is not permitted inside any buildings. Evidence
of smoking or vaping inside any resort building will result in immediate
eviction, forfeiture of all monies paid and incur a cleaning surcharge of a
minimum of $300.00.
PAYMENTS: The total amount due for a booking includes a non-refundable
deposit of $200.00. The primary renter is responsible for making all scheduled
payments. Split invoices are not allowed. After the resort has processed your
deposit payment, your reservation is confirmed. The balance is due at least 2
months prior to your arrival date. Payments are made online through the
resort's credit card processors, PayPal or SquareUp.
Cash and checks are not accepted. Early departures and no-shows are
non-refundable. Payments not received by the scheduled due dates will result in
cancellation of the booking without refund.
ADDITIONS: For each person added to the booking less than one week prior to
the arrival date, a $100.00 late change fee will be incurred
and additional nightly rental charges will apply.
REDUCTIONS: The number of renters may be reduced if the change is requested 2
months prior to the arrival date. If a reduction is requested less than 2
months prior to the arrival date, any payments made for that booking are
non-refundable.
CANCELLATIONS (August through December): Deposits are non-refundable. Cancellations made
less than two months prior to the arrival date are non-refundable. Please

CANCELLATIONS (January through July): Deposits are non-refundable. Cancellations less deposits are refunded minus a 10% processing fee.
WEATHER, CASUALTY OR DESTRUCTION: No refunds or monetary adjustments will be made
due to inclement weather, casualty or destruction.
ATTORNEY’S FEES AND COSTS: If the resort employs attorney services to
enforce this contract or takes action to recover monies due, the primary renter
shall be liable to the resort for attorney’s fees and costs incurred by the
resort.
PRIVACY: To preserve your privacy, without the authorization of the primary
renter, the resort will not accept booking changes or provide any information
on renters. Renter information will not be sold or used for solicitation
purposes.
