Maple Grove Resort
Vacation Rental Agreement
Both parties agree as follows:
PREMISES. The resort is located at 2870 State Route 13, Pulaski NY 13142. The guest will have access to the premises beginning on Arrival Date at 3PM, and ending at 10AM on Departure Date. An electronic entry door code for the cabin, which will be provided after the resort receives payment in full for the rental, will become active at 3:00pm on Arrival Date and expire at 10:00am on Departure Date. PRIVACY. Only the primary reservation contact may make booking changes. Without prior authorization, the resort will not provide any information on guests. Guest information will not be sold or used for solicitation purposes.
PAYMENTS. The total payment for this vacation rental is calculated on the website based on duration of say and number of guests. A deposit of $150.00 is due by Deposit Date with the balance due at least 30 days prior to scheduled arrival. Payments must be made online via PayPal or by credit card over the telephone. Cash and checks are not accepted. If a payment is not received by the due date, the reservation may be automatically cancelled and incur any applicable cancellation fees and/or forfeiture of deposit.
RESERVATIONS. Reservation Requests are not confirmed until the deposit has been received. Deposits will be collected starting January of the reservation year.
CANCELLATIONS. A cancellation made more than one month prior to the arrival date will incur a 10% cancellation fee of the paid deposit. Cancellations made less than one month prior to the scheduled arrival date will forfeit the $150.00 deposit. The resort issues refund monies by check with delivery via the United States Postal Service.
CHANGES TO AN EXISTING RESERVATION. A change to a reservation that results in not meeting the minimum night stay requirement may result in being placed on a waitlist or cancelled.
WAITLISTING. If your Reservation Request does not meet the minimum
night requirement, or your exact dates are not available you will be placed
on a waitlist. We will work to grant your request within the requested
OCCUPANCY. Guests agree to use the premises at their own risk. The resort is not liable for injury, damage or any lost or stolen items. Subletting is prohibited. No more than the stated maximum persons per cabin, both adults and children, may occupy the premises at any time. Any party falsely representing the number of people or exceeding the maximum may be subject to immediate eviction without refund.
NON-REGISTERED VISITORS. Registered Guests must notify Maple Grove Resort of any non-registered visitors. Registered Guests are responsible for maintaining contact information for any visitors. Registered Guests are responsible for any damage or injury caused by visitors.
PARKING & VEHICLES. The property driveways must be kept clear for vehicle traffic. Vehicles may only park parked in allocated parking spaces. No more than 2 vehicles are allowed per cabin unless consent is obtained at the time of booking. No boats or trailers are allowed on the premises unless consent is obtained from the resort at the time of booking. Motorized off-road vehicles, dirt bikes, or all-terrain vehicles (ATV) are prohibited on the premises.
NO SMOKING. Smoking and vaping is not permitted inside any buildings. Evidence of smoking or vaping inside any resort building will result in immediate eviction, forfeiture of all monies paid and incur a cleaning surcharge of a minimum of $300.00.
CLEANING. Guests agree to keep the premises and cabin furnishings in good condition. Guest will be charged for any damage to the premises. Guests are responsible for putting trash and recycling in marked resort receptacles, washing and putting away kitchen items, and leaving the property tidy and ready for cleaning. Cleats and corkers are not allowed inside.
WEATHER, CASUALTY OR DESTRUCTION. No refunds or monetary adjustments will be made due to inclement weather. If the premises are rendered uninhabitable by events, such as, but not limited to, storms, fires, environmental disasters, or loss of utilities prior to occupancy, this rental agreement shall be null and void, and all payments refunded. If, during occupancy, the premises are destroyed or rendered uninhabitable, as described above, the resort may issue a refund for unused rental nights.
ATTORNEY’S FEES AND COSTS. If the resort employs the services of an attorney to enforce any conditions of this agreement or any action to recover monies due, the renter shall be liable to the resort for reasonable attorney’s fees and costs incurred by the resort.
